Terms and conditions


Farmer Smith Estate is a 100 acre working farm, boutique vineyard with livestock and regular vineyard type activities occurring on both weekdays and weekends.  

Our family home is on the property (about 500 metres from the retreats). We are happy to interact with you or leave you to enjoy the peace and serenity of country life. 

As the Estate is a working farm, care must be taken when wandering through the paddocks/vineyard. 

Our property and the Retreats are not set up for children.  Essentially, we are set up for two adults only to comfortably stay in each retreat. 


Please note that we do not provide a portacot for babies.  Therefore, please bring bedding for your baby.


Check-in is from 3pm and Check-out is by 11am. 

When you arrive at the property we will greet you at our home and then take you up to the Retreat.  If we are unable to greet you upon arrival we will arrange for the key to be available for you with directions, etc.

Upon check-out, please leave key inside the Retreat, do not lock the door and please adhere to cleaning request noted below.


We do not charge a cleaning fee however, our ‘no cleaning fee’ policy is based upon guests leaving the retreats clean and tidy when they depart.  Please leave the retreat as you found it.

Garbage can be placed in the bin outside the retreats and the dishwasher can be turned on prior to your departure.  

If a BBQ is required, please request this prior to your stay. If supplied, please wipe down the grill plate after use with the BBQ cleaners that are provided.


If a cancellation occurs more than 14 days prior to scheduled arrival date, a full refund applies less fees and charges up to $100.

If a cancellation occurs less than 14 days prior to scheduled arrival date, a full refund less fees and charges up to $100 will only apply if another guest has booked the dates of your booking. If the dates of your booking are not re-booked by another guest, then 50% of the full amount will be refunded.


The Retreats are set up to accommodate two adult guests only unless, by special arrangement, we agree with you that a third person can be accommodated.   

Guest wanting to stay with a second couple must book two individual retreats.  

The retreats have one (1) bedroom with either a king bed (sunrise) or two queen size beds (sunset).  Each retreat has an ensuite and laundry is located off the bedroom.


The Estate is licensed to sell Wine that is produced from our vineyard. We also sell other items that are on display within the Retreat.  Any of these goods consumed or taken must be paid for upon your departure.


We are happy to arrange an interactive vineyard and farm tour which will include a narrative of how the farm is run and livestock is cared for.  Farm tours are $50 per couple with a complimentary bottle of wine.  Please book this in prior to your stay.


Each Retreat has its own exclusive, five star, Spa that has been newly install in December 2019.  Cost for the Spa is $50 for the duration of your stay.  

Conditions for the Spa’s use are prominently displayed where each Spa is located.  It is each guest’s responsibility to abide by these ‘common sense’ conditions. 



We are 100% reliant upon rainfall for our Retreats and drought is a constant threat in rural Victoria.  Please assist us by conserving water and minimising its use.  Short showers and limited use of washing machine and dishwasher is essential.


If any damage or breakage occurs (outside of normal wear and tear) to our property this must be paid for by the guest.  Please report any damage or breakage to us prior to departure. 

For bookings made directly via our website your credit card details will be held as security for the duration of your stay. 

For those bookings made via other third party websites, costs for damages will be referred directly to them.


This is a non-smoking property.  As we are located in a high Fire Zone, smoking can cause bushfires. 


There are two retreats on the Estate.  Each retreat has its own private space so please respect one another’s privacy.


There’s nothing like country life!  Peace, quiet and beautiful surroundings. 

With that also comes nature at it’s best so, very rarely, the occasional field mouse may find it’s way in.

We do our utmost to keep ‘natures little friends’ from coming inside the retreats.  We ask that our guests keep the screen doors/sliding doors closed at all times, no food scraps left out, keep things clean and tidy inside and out.

The Estate is a pet friendly environment that allows pets to stay with their owners although, we have some basic rules which do apply.

Please note: one pet only is allowed. The reason for this is that despite your pet’s good behaviour at home the Estate is a new environment many dogs fret (bark) when presented with unfamiliar surroundings.

Please don’t put us in the awkward position of having to say ‘no’ if the rules listed below are broken:

  1. The Estate does not operate as a boarding kennel;
  2. We have a strict policy about not leaving a pet unattended:
  3. Dog’s that bark and disturbed other guests are not suited to the Estate;
  4. If you plan to travel off the Estate, regardless of the duration, your pet needs to travel with you.

We provide secure, fenced dog accommodation adjacent to your retreat which is required to be used by every guest.

You are free to enjoy our estate and wonder through the paddocks and vineyard although, there are farm and native animals all around therefore your pet needs to be under your care and on a lead when it is outside the fenced dog accommodation.

In summary:

  • Pets are not permitted to be left unattended inside or outside of your retreat;
  • When outside of the fenced dog accommodation, dogs (as in a public park) needs be on a lead;
  • Pets are allowed inside your retreat and a pet bed is provided although, pets are not allowed on the furniture and beds;
  • The Estate is not suitable for dogs that bark to attract attention when unattended;
  • Please ensure that the retreat and dog accommodation is left hair free and all droppings are disposed of in bags provided and placed in the bin. Not all guests bring a pet so cleanliness is of paramount importance;
  • In a farm environment, dry dog food can attract unwanted pests so please don’t leave uneaten pet food out overnight.  Once your pet has eaten, please place any left overs in a bagged bin; and
  • Please bring your dog’s bedding as they may feel more comfortable in an unfamiliar environment with familiar smells around them.
